Policies and Rates

Autumn Room $140 plus taxes = $158.20 per night
Spring Room $140 plus taxes = $158.20 per night
Winter Room $140 plus taxes = $158.20 per night
- all major credit cards are accepted or cash. No checks
please.
- all rooms are double occupancy only.
-Check in is at 3 pm - 9 pm (Please call us if you can't get here within that time frame). Check out is at 11 am.
- A credit card number is required when your reservation is made to hold your room. It is not charged until you check in.
- There is a 2 night minimum requirement.
- We are open 7 days a week, Memorial Day- Columbus Day weekend. Please call for off season availability.
Cancellation
- If a cancellation is made 14 days or more prior to your arrival, your credit card will not be charged. If your cancellation occurs less than 14 days prior to your arrival, you will be charged a 50% room fee unless we rebook your room. In which case you will not be charged at all.
No Smoking on the premises. If you are found smoking, you will be asked to leave and will not receive a refund of any kind.
A full breakfast, homemade scones and muffins, fresh fruit bowl, farm fresh hard boiled eggs, homemade Greek yogurt, homemade granola and tea and coffee, is available from 7:30 to 9:30 am
Sorry no pets, 2 dogs on premises.
Please do not book with us if you are uncomfortable around dogs. They are very friendly, but rather large.

Meet our Critters: Annie, pictured at 6 years old. She stays on the third floor with us at night and is either on the sun porch or side porch when she isn't outside in the yard. Annie is always with us and is not loose around the guests without Kathleen or Peter with them.
Meet Lady, our new rescue puppy. She is about 1.5 years old and rescued at age 6 months. She is a total mix, Heinz 57 dog and the smallest dog we have ever had. She has some issues that we are working on, but she is very good in her crate on the first floor as a safe space for her.
Our cat, Isabella, lives on the 3rd floor in the family quarters. She is not allowed in the main house. We want to be considerate of guests with severe allergies. We have had guests with allergies to cats and they have not had any reactions.

Meet your hosts: Kathleen retired after a 37 year career in education. 34 of those years as a social studies teacher in high school. This is our 11th year in business (10 year open - thanks to COVID). We really love our extended family of regular guests. When not running the B & B, you will most likely find her on the water in her Kayak enjoying the many lakes and rivers in the Northern Adirondacks. She completed the certification requirements to be a NY outdoor guide and is a certified Red Cross lifeguard. Talk to her about her guided paddles in the area.
Peter is a retired contractor that discovered his love of golf late in life. Helping around the B & B from regular building maintenance, groundskeeper, housekeeping to sous chef he claims Kathleen will never really let him retire. Don't get confused when they refer to their dogs as "The Girls" or our "puppies", since they are part of the family, too.
